BOISE A Boise developer has now set his eyes on 65 acres off of Bogus Basin Road as his latest project.

Scott Kimball talked about his vision Friday, as he looked over Hackberry Ranch in the Boise foothills.

There is open space everywhere, Kimball tells KTVB as he stood on the site.

The dirt started moving in June after the City of Boise approved his subdivision plat and now with 95 percent of the subdivision complete, Kimball said soon homes can start to be built.

According to him, already half of the 24 lots are sold, a sign the area is desirable.

There are a lot of things close by and that is what you look for--convenience. I have to get into my buyers shoes and think what would they want to have, explained Kimball. This is exactly what I think they want.

He knows open space to hike, mountain bike and run is important to those who live and recreate in the foothills.

There is a lot of open space here of the 65 acre parcel. I have only developed 15 (acres) and I have left 50 acres in open space all around the homes, said Kimball.

Getting to this point was not always easy, because Kimball said many want to slow development in the Boise foothills, but he kept with it.

As a part of the process, he had to work to find common ground with the Highlands Hackberry Homeowners Association that is the neighborhood across from his project on Bogus Basin Road.

Kimball said he had a gut feeling about Hackberry Ranch and as downtown Boise built up with the 8th and Main building and JUMP, he also knew it was a good time to get started.

The housing crash that came in 2008 put many projects on hold. Kimbell said in December he finally sold off the last condo in his last project, the Aspen Lofts in downtown Boise, which was started five years ago.

The whole valley has been shut down for the last four or five years because the economy has been so bad nobody has been developing and it just looks to me like things are starting to come back, he said.

He believes the entire subdivision will be complete in roughly two years. There are still lots available in Hackberry Ranch located at 4441 North Bogus Basin Road.
